"7. Functional scope of Flexible Real Estate in SAP Enhancement Package 5 for SAP ERP 6.0
a) Tax transfer in the service charge settlement For input tax opting tenants, in the service charge settlement, you can pass on the exact amount of input tax from the original document as value-added tax (VAT) - for example, full VAT rate for services, reduced rate for energy or none for property taxes and fees - proportionally in the service charge settlement.
b) Surcharges based on contract conditions in the service charge settlement In the service charge settlement, you can levy surcharges that are determined as a percentage of any contract conditions you choose.
c) Heating days for consumption-independent costs in the service charge settlement In the service charge settlement, you can now also distribute consumption-independent costs, such as those for the maintenance of heating, in a weighted manner according to heating days in the case of a tenant changeover.
d) Direct posting from the real estate contract You can now create periodic postings for the current contract directly from the real estate contract in order to ensure prompt correction of the open items in the case of contract changes.
e) Integrated posting To reduce the volume of documents, you can now group postings from the partner-related cash flow and from the object cash flow in one document.
f) Accruals and deferrals by freely definable posting periods Accruals and deferrals were previously always performed on the basis of calendar months. You now have the option of accruing and deferring by posting periods that do not correspond to calendar months. This enhancement is available with Note 1428133 for ERP 6.0 and higher and all available enhancement packages.
g) Time-dependent assignment of rental objects to COA objects in the third-party management You can now make time-dependent assignments of rental objects from object mandates to COA objects. This enables you to assign more than one object from the manager company code (or from an object mandate) and from the condominium owner company code respectively in the case of rental objects. Note 1396584 already provides this enhancement for Enhancement Package 4 for SAP ERP 6.0.
h) Defining capping rules at the start of the rent adjustment In addition to the procedure-dependent capping rules, you can also define individual capping rules at the start of the adjustment run."
